Investor Property Lenders is an independent directory and reference. We are not a lender, a broker, or a correspondent, and we do not originate loans or issue approvals.

We do not originate loans, issue approvals or pre-qualifications, lock rates, or take loan applications. Nothing on this site is a commitment to lend, an offer of credit, or a guarantee of terms from any lender named on it.

Listings are not for sale

No lender pays to appear in the directory, to appear on a scenario page, or to be ranked above another. Lender lists on scenario pages are computed by filtering published criteria, as described in the methodology. There is no paid placement and no sponsored position anywhere on this site.

Commercial relationships

Where a commercial relationship exists with a company named on this site, it is disclosed on the page it affects, at the point where it could influence how you read that page. As of the date below, no lender in this directory compensates this site for referrals, placement or listing.

If that changes, this page changes with it, and the affected lender pages carry the disclosure directly. A relationship that is not disclosed on the page it affects is a defect — tell us if you find one.

Accuracy and staleness

Lender criteria change without notice. Figures on this site carry the date they were verified, and some lender records carry no date at all, which the directory states plainly. Confirm any figure directly with the lender before relying on it to make a decision. Do not treat a page here as current merely because it loaded today.

Nothing here is legal, tax, accounting or investment advice, and it is not a substitute for advice from a licensed professional who knows your situation. Calculators

The calculators perform arithmetic on numbers you enter, using assumptions you can see and change. They are not quotes, pre-qualifications or lender calculations, and lenders differ on how they compute the same ratio — particularly on what goes into the denominator of a coverage ratio.
